Cauvery Phase 5 · what it means for the north-Bengaluru buyer

Phase 5 promises Cauvery reach to 55 lakh more residents. The buyer-side read is more nuanced.

Cauvery Policy North Bengaluru

Cauvery Phase 5 has been in the pipeline since 2019 and is scheduled to expand piped-water reach to a large swath of north Bengaluru through 2026-28. The buyer-side read is more nuanced than the headline.

Where the pipe-runs will land first

  • Hebbal-Yelahanka spine — mostly overlays existing BWSSB grid; incremental improvement.
  • Jakkur / Kogilu / Yelahanka fringes — first-time Cauvery reach for many layouts.
  • Devanahalli town proper — planned but hardware not yet at layout gates.
  • STRR-adjacent north — 2027-28 timeline; too early to price this in for buyers signing today.

What we're telling north-Bengaluru buyers

If the builder claims Cauvery Phase 5 reach as an amenity, ask for the BWSSB No-Objection letter or the pipe-run map. Verbal promises against a 2027-28 timeline are not amenities.
