Write your buying goal in a single sentence. If a broker's pitch contradicts that sentence, ignore it — even if the numbers look pretty.

Common Bengaluru buyer archetypes

  • First-time end-user (IT/services, 30–40): stability > appreciation, resale liquidity matters more than 8% growth stories.
  • Upgrader (35–48): school district, floor, orientation, elevator wait — the quality-of-life axis dominates.
  • NRI (30–55): document defensibility from another timezone, WhatsApp-first advisory, verifiable RERA.
  • Investor (any age): yield-first thinking, corridor rotation, exit liquidity within 5-7 years.
  • Family office (multi-gen): patient plot-holds, corridor arbitrage, khata + STRR clarity.
