The AlphaScore is a 15-pillar composite that turns a Bengaluru property into a defensible buyer-side verdict. This is the transparent, deployed methodology as of Feb 2026. It's meant to be read, argued with, and improved on.

10. Rental yield / resale liquidity

11. Loan LTV + sanction friction

12. OC + completion readiness

13. Ambient risk (litigation, dispute)

Why these weights

Pillar weights reflect what actually drives buyer regret in the 12-24 months after keys. Legal (5+6) totals 15% because a title flag makes every other pillar irrelevant. Water (7) totals 8% because water reality drives resale liquidity independently of corridor rate. Infra pipeline (14) is low-weighted because most 'metro extension' timelines slip by 30-40%, and we refuse to weight buyer decisions on aspirational infrastructure.

The safety-over-score override

Any red flag on Pillars 4, 5, 6, 12 overrides the composite. Even if the property scores 82/100 across the other 11 pillars, an undischarged mortgage on EC (pillar 5) freezes the verdict to WAIT until it clears. Score is a summary — safety is a gate.

What we're changing in the next version

  • Adding a corridor-water-tier band (A/B/C) as a hard gate on Pillar 7.
  • Introducing a builder-cluster credibility index for micro-builders.
  • Widening the ambient-risk source list to include Karnataka HC pending-list.
